The agreement between you and CYOS Group B.V. about using Kavvl.
These terms apply to the use of Kavvl (www.kavvl.com), a service of CYOS Group B.V., Glenn Millerweg 39, 1311 RP Almere, Nederland. By creating an account or using the service you agree to these terms.
Kavvl is software that analyses US property listings, detects creative finance signals in listing text and calculates returns. Kavvl is not a broker, appraiser, financial adviser or a party to any transaction. We do not broker deals and receive no commission.
Scores, ARVs, rent estimates, rehab budgets, cashflow and DSCR calculations are automated estimates based on models and third-party data. They may be wrong or outdated. You make investment decisions entirely at your own risk and always verify with the listing agent, an attorney and a title company in the relevant state.
You are responsible for your credentials and everything that happens under your account. One account is for one person; teams use Enterprise. Give us a valid email address, because we communicate by email.
Automated or bulk copying (scraping), reselling or publishing our data, reverse engineering the service, circumventing limits, creating multiple free accounts to dodge limits, or using Kavvl to send unsolicited bulk email to agents and owners. We may block an account immediately in case of abuse.
Property data comes from external sources (including RentCast and Realtor via RapidAPI). We have no control over its accuracy, completeness or availability and may change or discontinue sources. Data remains owned by the relevant source; you use it only for your own acquisition.
Pro and Enterprise are monthly or annual subscriptions that renew automatically until you cancel. Prices are in US dollars, excluding any VAT calculated at checkout. A trial is available once per customer. Price changes are announced by email at least 30 days in advance and take effect at your next period.
Payments run through Stripe. You cancel yourself in the app under Manage subscription and keep access until the end of the paid period. Prepaid periods are not refunded except where the law requires it. If a payment fails we may return the account to Free.
We aim for high availability but give no guarantee. Maintenance, outages at data sources or force majeure may limit the service temporarily. We may add, change or remove features.
Our liability is limited to the amount you paid us in the twelve months before the damage occurred. We are not liable for missed deals, lost profit, incorrect third-party data or consequential damage. This limitation does not apply in case of intent or wilful recklessness.
The software, scores, models, texts and the Kavvl brand are ours. You receive a non-exclusive, non-transferable right of use for the duration of your subscription. What you enter yourself (notes, own listings, LOI texts) remains yours.
We may terminate an account for breach of these terms, abuse or non-payment. If we terminate without fault on your side, we refund the unused part of the period.
These terms are governed by Dutch law. Disputes are submitted to the competent court in Midden-Nederland, the Netherlands. Questions? Email support@kavvl.com. Last updated: June 2026.
